Riassunto
La presente tesi ha lo scopo di creare un percorso che, partendo dalla creazione di un modello tridimensionale puramente architettonico BIM (Building Information Modelling), passa attraverso la trasformazione in un modello BEM (Building Energy Modelling), per poi proseguire con una proposta di riqualificazione energetica dello stato di fatto e si finisce con l’implementazione del modello architettonico arricchendolo di una serie di informazioni derivanti dall’analisi energetica.
L’edificio oggetto di studio è un blocco edilizio dove trovano ubicazione sia fondi commerciali sia residenze, collocato nei pressi della zona centrale di Castelfiorentino (FI).
La prima parte riguarda la rilevazione dello stato di fatto, quindi la creazione del modello architettonico, eseguito con l’ausilio del software BIM “Archicad 24” della Graphisoft.
La seconda parte della tesi riguarda il passaggio dal modello puramente architettonico al modello energetico (BEM), realizzata tramite il software per il calcolo energetico “Termolog 11” della Logical Software. Questa parte comprende anche la validazione del modello stesso, confrontando i consumi previsti dal software energetico con quelli reali presenti nelle bollette fornite direttamente dagli occupanti del fabbricato.
La terza parte riguarda la proposta di alcuni interventi di riqualificazione dell’edificio con una previsione in termini di costi e benefici. In particolare, al fine di attualizzare il presente lavoro di tesi, sono stati approfonditi gli eventuali bonus fiscali cui è possibile avere accesso.
Infine la quarta parte riprende il concetto di progettazione integrata, quindi è mostrato come è possibile dotare e arricchire il modello architettonico di tutta una serie di informazioni derivanti dalle analisi energetiche effettuate. In questo modo si mostra gli indiscutibili vantaggi dell’interoperabilità tra BIM e BEM.
Nello svolgimento delle varie fasi del lavoro saranno elencate ad analizzate le varie difficoltà incontrate, comprensive delle soluzioni che sono state adottate per risolverle, al fine di realizzare un procedimento completo e chiaro generalizzabile a qualsiasi altro edificio.

This thesis aims to create a path that, starting from the creation of a purely architectural BIM (Building Information Modeling) three-dimensional model, passes through the transformation into a BEM (Building Energy Modeling) model and then continues with a proposal of energy requalification of the state of fact and ends with the implementation of the architectural model enriching it with a series of information deriving from the energy analysis.
The building object of the study is a building block where both commercial funds and residences are located, located near the central area of Castelfiorentino (FI). The first part concerns the detection of the state of affairs, then the creation of the architectural model, performed with the aid of Graphisoft's "Archicad 24" BIM software. The second part of the thesis concerns the transition from the purely architectural model to the energy model (BEM), created using the “Termolog 11” energy calculation software from Logical Software. This part also includes the validation of the model itself, comparing the consumptions predicted by the energy software with the real ones present in the bills provided directly by the occupants of the building. The third part concerns the proposal of some redevelopment interventions of the building with a forecast in terms of costs and benefits. In particular, in order to update this thesis work, any tax bonuses to which it is possible to have access were examined. Finally, the fourth part takes up the concept of integrated design, so it is shown how it is possible to equip and enrich the architectural model with a whole series of information deriving from the energy analyzes carried out. This shows the indisputable advantages of interoperability between BIM and BEM.In carrying out the various phases of the work, the various difficulties encountered will be listed and analyzed, including the solutions that have been adopted to solve them, in order to create a complete and clear procedure that can be generalized to any other building.
