Progettare, realizzare e gestire edifici caratterizzati da alti livelli di qualità ambientale dovrebbe rappresentare l’obiettivo da perseguire, al fine di poter garantire ottime prestazioni agli occupanti che abitano lo spazio interno. Con lo scopo di agire in vista di un miglioramento delle condizioni dell’IEQ, si è reso necessario assumere nuove conoscenze sulle reali condizioni delle strutture, così da riuscire a compiere azioni mirate tese ad incrementarne la salubrità. Svolgere una valutazione dell’ambiente indoor comporta processi difficoltosi e dispendiosi; tale studio contribuisce allo sviluppo di una nuova tecnica di valutazione che impiega il text mining al fine di analizzare tramite le recensioni degli utenti la percezione dell’ambiente interno di strutture ricettive. Adoperando un data set di 515738 recensioni di 1494 strutture alberghiere dislocate nelle città di Londra, Barcellona, Parigi, Amsterdam, Vienna e Milano, è stata sviluppata e dimostrata una metodologia per individuare le principali cause di discomfort in materia di IEQ, valutando approfonditamente la correlazione sussistente fra percezione dell’ambiente interno e ambiente esterno nei sei agglomerati urbani oggetto di indagine. Inoltre, attraverso un indicatore di discomfort per ognuno dei quattro ambienti caratterizzanti la qualità ambientale interna, è stata valutata l’influenza che tali aspetti hanno sull’esperienza degli occupanti in termini di giudizio espresso per mezzo dello score. Sono stati poi evidenziati dei possibili interventi atti a migliorare le condizioni di comfort all’interno degli edifici, sulla base dei risultati emersi dalla valutazione delle recensioni. Questo studio si manifesta quindi come uno tra i primi a valutare la percezione dell’Indoor Environmental quality attraverso la tecnica del text mining su recensioni di strutture ricettive; la complessità del lavoro svolto e i molteplici temi trattati ha presentato applicazioni di ampio respiro che è possibile affrontare per mezzo di tale metodologia, sempre al fine di migliorare e implementare le condizioni di abitabilità nelle quali gli occupanti svolgono le proprie funzioni.

Designing, constructing, and managing buildings with high levels of environmental quality should be the aim to ensure optimum performance for the occupants living inside. In order to act towards an improvement of the IEQ conditions, it has become necessary to acquire new knowledge about the real conditions of the structures, so as to be able to perform targeted actions aimed at increasing their healthiness. This study contributes to the development of a new evaluation technique using text mining to analyse the perception of the indoor environment of accommodation facilities through user reviews. Using a data set of 515738 reviews of 1494 hotels located in London, Barcelona, Paris, Amsterdam, Vienna and Milan, a methodology was developed and demonstrated to identify the main causes of discomfort in the area of IEQ, by assessing in depth the correlation between the perception of the indoor environment and the outdoor environment in the six urban areas under investigation. In addition, using a discomfort indicator for each of the four environments characterising indoor environmental quality, the influence that these aspects have on the experience of the occupants was assessed in terms of the judgement expressed by means of the score. Possible interventions to improve the comfort conditions inside the buildings were then highlighted, based on the results of the evaluation of the reviews. This study is therefore one of the first to evaluate the perception of Indoor Environmental quality through the technique of text mining on reviews of accommodation facilities; the complexity of the work conducted and the many topics covered presented wide-ranging applications that can be addressed through this methodology, always with the aim of improving and implementing the conditions of habitability in which the occupants perform their functions.
