Riassunto
La Rocca di San Paolino a Ripafratta (San Giuliano Terme, Pisa) rappresenta una delle maggiori strutture dello storico sistema difensivo della Repubblica di Pisa verso Lucca. Il castello e le torri che ad esso afferiscono sono il prodotto di numerosi ampliamenti successivi nel tempo, a partire dal X secolo. Allo stato attuale la fortezza è in stato di abbandono.

Lo scopo della trattazione è quello di indagare le possibilità di recupero e valorizzazione della fortezza. Le proposte di rivalutazione del complesso, che contemplano ricadute positive anche sul borgo sottostante, derivano da opportune analisi urbanistiche, dallo studio dei progetti esistenti e dall'analisi di benchmark di riferimento e sono state concepite nell’ottica di massimizzare l’uso della Rocca durante tutto l’anno solare. Sono state quindi previste offerte a carattere educativo, turistico, sportivo e naturalistico, oltre alla implementazione di spazi per eventi di vario genere.

Alla redazione delle proposte progettuali è seguito uno studio di fattibilità preliminare, computando ricavi attesi, spese di gestione e spese generali di recupero e restauro dell’architettura e dell’area. Ottenuti i risultati si è infine ritenuto di condurre una fasizzazione delle diverse lavorazioni, suddividendo l’area di studio in lotti, con l’intenzione di frazionare il totale delle spese nel tempo. Per ognuna delle fasi individuate è stato calcolato un regime di ricavi ridotto rispetto a quello complessivo.

Abstract
The fortress of St. Paolino in Ripafratta (San Giuliano Terme, Pisa) represents one of the greatest structures of the historical defensive system of the Republic of Pisa towards Lucca. The castle and his towers are the results of many extensions carried out during the years, since the 10th century. Actually, the fortress is in a state of abandonment.

The main purpose of this discussion is to investigate the possibilities of recovery and valorization of the fortress itself. The revaluation proposals of the structure, which also include positive consequences for the town, derive from an appropriate urban analysis, from the study of already existing projects and from the reference banchmarks analysis and they have been thought to guarantee the maximum utilization of the fortress during the entire solar year. Therefore, many different offers have been foreseen, such as educative, touristic, sports and naturalistic ones, in addition to the development of spaces dedicated to different events.

After the project proposals compilation, there is a preliminar feasibility study which includes a calculation of the expected profits, of the management expenses and of the general expenses that are due to the recovery and the restoration of the structure and of the space around it. Afterwards, the entire work has been split in different phases, by considering the studied area in different lots, in order to distribute the total expenditure over the years. For every phase, a lower profit was considered rather than the total one.
